B&B de Koog uses the following general terms and conditions. These are in force from the moment of reservation until the stay in our B&B.

  1. General
  • Terms and Conditions apply to all guests of B&B de Koog, Wiekenlaan 62 / 62a, 1911 XS Uitgeest
  • Upon entering into a final booking, these Terms and Conditions become effective
  • Upon request, a copy of these Terms and Conditions will be provided to guests free of charge
  • Guests must have a permanent residence or domicile
  • The owner is not liable for damage, loss or theft of guests' property. In case of disputes, all (legal) costs will be borne by the guests
  • All risks related to a stay at B&B de Koog are the responsibility of the guests
  • Damage and loss of owner's movable and immovable property must be reported by guests immediately and reimbursed to the owner
  • Guests must follow instructions from the owner
  • The owner may deny and/or refuse guests access to B&B de Koog with immediate effect, without further notice and justification and without refund of accommodation expenses, in case of violation of these General Terms and Conditions and inappropriate behavior.
  • The owner's records are conclusive in case of mutual disagreement unless guests can prove otherwise
  • Guests of B&B de Koog must comply with the following Household Regulations
  • Ron and Bianca Ranzijn are the owners and managers of B&B de Koog, otherwise predominantly referred to as owner. The owner may be replaced.
  1. Reservation and confirmation
  • There is no additional charge for booking a stay at B&B de Koog
  • A reservation request can be made at or
  • Upon receipt of your reservation request, B&B de Koog will send a confirmation (subject to availability) and the reservation is final
  • Our reservation confirmations refer to these Terms and Conditions.
  1. Payment individuals
  • The agreed cost of stay in B&B de Koog must be paid immediately upon reservation using the payment methods available for that purpose. It is not possible to pay these at the end of the stay. The tourist tax is included in the price via our site, payment via must be paid afterwards.
  • The owner may deviate from these conditions in consultation with the user
  • The rates can be found on our website, among others.
  1. Payment business
  • It is possible to pay by invoice. These invoices must be paid within 14 days prior to the stay. For business stays we are obliged to charge 9% VAT. As a business guest we will provide you with an invoice on request.
  1. Cancellation and no show (not coming without cancellation).
  • In the unlikely event that you are unable to fulfill the booking made, you must notify us as soon as possible so that we can offer the vacant date to a third party.
  • In case of cancellation and no show, the contractor pays a fee to the owner
  • This fee consists of:
  • Up to two weeks before the start date, cancellation is free of charge and the amount paid will be refunded to an account number specified by the guest;
  • Cancellation within 2 weeks before start date is subject to 70% of the amount as fee;
  • Cancellation within one week prior to start date, 100% of the amount is due as compensation.
  • You will receive an invoice for this if necessary. This must be paid within 14 days
  • When a deposit has been paid by guest, it will be refunded proportionately to the above by owner
  • This concerns only bookings entered into other than the regular booking system
  1. Key B&B
  • As a guest, you will receive keys to the B&B (for the Chalet gate and front door). You will return the keys upon departure. As a guest you are responsible for correctly locking the entrance door of the B&B.
  • Loss of keys is at the guest's expense (€50) and will be paid by the guest in cash or by invoice upon check-out.

HOUSE RULES Arrival and departure

  • On the day of arrival you can check in and use your stay between 15:00 and 11:00, otherwise until however late you want, key is in key box. (If otherwise desired please consult)
  • On the day of departure, the accommodation must be available to the owner at 11:00 a.m. and you have checked out
  • The above times may be deviated from only by mutual agreement
  • No refunds will be made in the event of early departure.


  • Breakfast if ordered is served in the B&B between 7:30 and 8:30 am by arrangement. On weekends this can be deviated from.

Your stay

  • Noise pollution, especially between 10 p.m. and 7 a.m., should be avoided
  • Use by third parties of the residence is not permitted
  • Visitors may not be present and stay overnight in the B&B without the manager's permission without additional payment
  • Vehicles can be parked in the public parking lot.
  • Garbage should be deposited in the trash receptacle provided for this purpose
  • The presence of suspicious person(s) should be reported immediately to the owner
  • Pets are not allowed in B&B de Koog.
  • Smoking and open fires are not permitted in B&B de Koog. Smoking is only allowed in places as directed by the owner. In case of violation, the (cleaning) costs will be recovered from the guest.
